City of Monterey Park Economic Strategic Plan / Brand Development, 2010

As lead consultant, we are working with the City of Monterey Park to prepare an economic strategic plan for the entire city, including the older, downtown area that is also within a redevelopment area and within a property-based business improvement district.  The project is proceeding along four areas of inquiry: 1) Economic and demographic analysis; 2) Extensive outreach through interviews with influential leaders in the community, focus groups and consumer and business phone surveys; 3)Assisting the city in developing an updated Brand identity; and 4) Urban Design, including mixed use and pedestrian oriented development concepts.

City of Pismo Beach – Price Canyon Specific Plan Fiscal Analysis

We projected the fiscal impacts for the proposed annexation of the Price Canyon Specific Plan area to the City of Pismo Beach.  Fiscal impacts were projected for the land uses related to five planning areas within the proposed annexation area including, the PCI property (Loughead), Big Bird, Godfrey, King South, and King North study areas.  The development includes 698 residential units including 64 affordable housing units and 217,500 square feet of commercial uses.  The commercial uses include retail, hotel restaurant, golf club retail, meeting facilities, lodging and winery facilities. About 120,000 square feet of the total is comprised of 200 hotel rooms.  The development also includes parks, vineyards, drainage and new road infrastructure.

Wal-Mart Supercenter Economic Analysis in the City of Ridgecrest

We prepared an urban decay analysis of a proposed Wal-Mart Supercenter project on other competitive retail establishments in the City of Ridgecrest by estimating what retail square footage would be supportable under existing and future growth conditions and how the new retail development would impact existing stores.

Robinson Ridge Annexation Analysis for the City of Rancho Santa Margarita

For the City of Rancho Santa Margarita we are preparing a fiscal analysis for the proposed annexation of the Robinson Ridge development in the Northeast Future Planned Community within the City’s Sphere of Influence.  This project is proposed for a mix of 198 single-family units on 80.1 acres.   We are studying the fiscal benefits and impact of the proposed project to the community and the City.  Building upon the fiscal methodologies applied to prior studies, we are reflecting any current budgetary cutbacks pending and discussing now any short-term declines in either public revenues or public services would affect the project.
